When comparing wall tie replacement quotations, check that each contractor is proposing the same scope. A quotation should respond to the property and inspection findings. A headline figure or a rate per tie cannot explain all the access, repair and making-good requirements.
Check what the inspection established
Ask for the findings supporting the proposed replacement. A cavity wall tie survey should record the accessible areas inspected, sample locations, photographs, limitations and recommendations. The presence of cracks alone does not confirm defective ties. Early corrosion does not automatically mean ties need replacing.
Where cavity insulation prevents a clear view, selected brick removal may be needed. Confirm access arrangements, what making good is included and whether further investigation is recommended. Read about CavClear’s wall tie surveys.
Compare the proposed works
- Elevations: which walls and areas are included?
- Tie system: how does the proposed system suit the masonry and cavity width?
- Existing ties: is any required isolation included within the replacement scope?
- Testing: what testing or verification is proposed for the selected system and masonry?
- Associated repairs: is localised crack stitching or masonry repair included, and why is it required?
- Access: who supplies scaffolding or other access equipment, and what restrictions apply?
- Making good: what is included for drilling holes, disturbed mortar, render and other finishes?
Separate findings from assumptions
A recommendation for replacement should not be based solely on the age of a building or the appearance of cracking. Tie condition, distribution, construction and relevant cavity conditions must be considered. Ongoing movement or defects beyond the scope of a wall tie survey may need further assessment by a suitably qualified specialist.
Insulation removal is not automatically necessary whenever wall ties are replaced. If a contractor proposes extraction, ask which findings support it and whether it is included or separately quoted. CavClear provides cavity wall insulation removal and extraction where appropriate.
Confirm exclusions and variations
Ask what happens if previously concealed defects are found during the work. The quotation should explain exclusions and the process for agreeing additional works. Confirm any requirements for access through the property, neighbouring land or areas obstructed by extensions and conservatories.
Repairs are made good as closely as reasonably practical. A perfect match to weathered mortar, render or paint cannot be assumed. Product durability, workmanship guarantees and the condition of the entire building are separate matters. Any guarantee terms should relate to the agreed scope of works.
Homebuyer and surveyor referrals
If a surveyor has recommended a wall tie inspection, provide the relevant report comments when enquiring. CavClear can liaise with estate agents and key holders. The resulting report sets out findings and recommendations, with a quotation for repairs where required. Buyers and lenders decide what further documentation they require.
