Specialist cavity wall tie surveys
CavClear carries out cavity wall tie surveys for homeowners, buyers and surveyor referrals. We inspect accessible elevations, examine sampled wall ties and provide a written report with photographs, findings and recommendations.
Pre-purchase wall tie surveys and surveyor referrals
If a homebuyer survey raises concerns about wall ties, send us the relevant report extract when enquiring. Our inspection helps establish the condition of the ties and whether remedial work is needed before you decide how to proceed.
What are cavity wall ties?
Wall ties connect the inner and outer leaves of a cavity wall. Older metal ties can corrode, but corrosion does not automatically mean failure or that replacement is necessary. We consider their condition, sampled distribution and the surrounding masonry together.
Cracking or movement: start with an inspection
Horizontal cracking, stepped cracks or bulging brickwork can prompt a wall tie investigation. These signs can have several causes, so photographs alone cannot confirm wall tie failure.
Survey time depends on the property size, access, wall finishes and whether insulation obstructs inspection. Let us know about extensions, conservatories, rendering and any internal cracking when booking.

How we inspect wall ties and insulated cavities
We begin with a visual inspection and locate wall ties using specialist equipment. Where access permits, small inspection holes and a borescope allow us to examine sampled ties and the surrounding cavity.
Where cavity wall insulation obstructs the view, selected bricks may need to be removed to inspect the ties, cavity width and inner leaf. We agree the required access and making-good arrangements as part of the survey scope. Rendering and restricted access can affect the method.
What your survey report includes
- Inspection methods, accessible areas and limitations.
- Photographs and findings for the elevations inspected.
- Wall tie type, condition and sampled distribution where assessable.
- Cavity insulation, bridging and other relevant observations.
- Recommendations and a quotation for any repairs required.
A survey does not commit you to remedial work. Where needed, we explain wall tie replacement and associated repairs separately.
Booking and access
Send the full property address, your email address and access details. We can liaise with estate agents or key holders and arrange key collection where necessary. If there is internal cracking, please arrange access inside as well.
