Most problems occur in houses which were built prior to the 1980s, with clear cavities, which have subsequently been filled With insulation (referred to in the industry as “retro fill”). The material which has attracted most complaints is blown mineral-wool fibre. This material consists of loose fibres which – as the name suggests – are blown in through holes drilled in the brick outer leaf.
The manufacturers claim that this insulation, mineral-wool fibre, is water-repellant, doesn’t allow water, dampness or rain to penetrate through, although this isn’t the case and it isn’t at all what they claim it to be… more so the opposite!
Particularly in the UK, it is no doubt important that the Cavity Wall Insulation within a cavity is at the very least, rain proof, although it’s been proven by the Building Research Establishment that this isn’t the case. Their findings found “There can be an increased risk of rain penetration if a cavity is fully filled with insulation, ie moisture is able to transfer from the outer to the inner leaves resulting in areas of dampness on internal finishes.”.
Essentially, if rainwater gets through the outer leaf and penetrates the CWI, it will then transfer to the inner leaf, causing damp.
Other Problems
Rain isn’t the only cause of damp CWI, and damp can still occur through increased condensation. Research has shown that 40% of houses blown mineral fibre that has gaps throughout the cavity wall (not fully filled) can cause condensation and black mould on the walls inside. This due to the unavoidable rise in temperature of a home, which in turn causes a rise in humidity – the amount of water vapour held in the air. This causes any remaining cold spots will therefore experience more condensation than before.
This is important! It shows that a cavity wall this is fully filled with insulation can cause damp from rainwater, and one that is not filled fully, can cause damp through condensation. Doesn’t this mean cavity wall insulation is a lose-lose scenario?
